While spearheading a successful property management business, Chris Jones is capitalizing on his experience in energy management and sustainability to make an energy point at Henderson Pointe. He has incorporated cost-effective solutions, transforming an aging property into a model of energy efficiency—earning him the Triple E Award for Energy Efficiency Efforts from the Florida Public Service Commission.
Henderson Pointe is a multi-tenant facility in South Tampa housing a variety of professionals (medical, law, and businesses). Jones worked with Tampa Electric Company (TECO) to improve the facility’s energy and demand usage by retrofitting lighting systems, installing occupancy sensors, replacing HVAC systems, and sealing air duct systems. Jones participated in TECO’s rebate programs for lighting, exit signs, and duct seal.
“We’ve reduced the facility’s annual energy consumption by 5,485 kWh and reduced the average monthly demand by 11 kW, saving $548.50 per month, while also reducing our carbon footprint,” said Jones. “TECO helped us identify the goals, as well as the path for achieving those goals, and we’re very proud that our energy efficiency is having a positive impact on our bottom line and our competitiveness.”
Henderson Pointe’s Energy Use Index (EUI) is currently 37.9 kBtu/ft2, below the national average for similar building types at 52.9 kBtu/ft2. The environmental impact of the completed projects will reduce greenhouse gas emissions by 3.35 tons of CO2, 10.86 pounds of NOx, and 17.44 pounds of SOx.
